Founded in 1990, NTN New Jersey initially began by serving the greater Philadelphia market, and then expanding to New Jersey in the mid-1990’s. Since our inception, we’ve grown to be the largest NTN office in the country, with over 14,000 subscribers.
One of the reasons why NTN operates out of local offices is to maximize local market knowledge and to excel at customer service through our local presence. At NTN New Jersey, customer service is what we are all about, and we have hundreds of subscribers who have been with us for since we started, which demonstrates our commitment to service. Simply put, our goal is a customer for life, and we are confident that we have the best product and best service model in the industry to meet that goal.
Tips for Successful Resident Screening
- Most landlords, even some ‘pros,’ are still practicing the old way of doing things—they take a social security number, make one phone call, and rent to the person. Then they wonder where the problems are coming from. Well, the old methods don’t work anymore. Quit relying on character judgment. For managing rental property, it does not work. Have a set application process, written down. Applicants must meet all the criteria. If they do, rent to them. If they don’t, don’t rent to them. It is simple, legal, and fair.
- Proper tenant screening increases occupancy and retention. Nothing in the fair housing laws forbids you from setting fair screening guidelines and applying them equally to all applicants. Keep in mind that every person belongs to these protected classes—each of us can be defined in terms of our race, color, religion, sex, and national origin, for example. So any time you deny an applicant, you have, in a sense, denied someone who belongs to a protected class. The question is whether or not you treat applicants or tenants unfairly because of the class to which they belong. If the criteria you set are blind to class issues and you apply them consistently, then you may turn down applicants who do not meet your criteria. The key lies in making sure your screening process is fair.
- NTN recommends developing written rental criteria and posting a copy of those criteria in your rental office. If you do not have a rental office that all applicants visit, attach a copy of the criteria to every application you give out.
- Although in most cases you may turn down an applicant who has been through a recent court-ordered eviction, we recommend maintaining flexibility in some instances. After all, some evictions are not deserved. It also seems inherently fairer to give people who have made a single mistake the chance to improve. If in doubt, always investigate.
- NTN recommends that you verify information that is provided BEFORE you screen them. We recommend that you obtain copies of the drivers license (to verify identity), social security card (to verify the SSN) and pay stubs (to help verify employment and income).

NTN New Jersey offers both monthly invoicing for enterprise level accounts, which can be paid by check, and the convenience of credit card billing for our individual subscribers (credit cards are charged the day reports are run).
